Yes. Citizens of most countries can purchase real estate in Turkey directly in their own name. There are no nationality restrictions for buyers from the EU, UK, Scandinavia, or most other nationalities we work with. A Turkish tax number — obtainable at any tax office in about 15 minutes — is the only prerequisite.

Once you choose a property we reserve it with a deposit, then carry out due diligence on the title deed (TAPU). We coordinate the purchase contract, power of attorney if needed, and accompany you to the Land Registry Office for the title transfer. From offer to keys typically takes 4–8 weeks for a resale and up to 6 months for off-plan.

Buyers pay a one-time title deed transfer tax of 4% of the declared value, split equally between buyer and seller by convention (2% each). You should also budget for a mandatory earthquake insurance policy (DASK), notary fees if a power of attorney is used, and a one-time agency fee. There is no annual property tax for most residential properties below a threshold value.

Not to complete the purchase, but it makes ongoing life considerably easier. A local account lets you pay utility bills, receive rental income, and transfer funds for maintenance without international wire fees.
