Choose the address before you choose the neighbourhood
Oba, Mahmutlar and Kargıcak are all useful starting points for a holiday-home search in Alanya. They are not shortcuts to an answer. A flat beside a busy road can feel very different from another flat in the same neighbourhood, and a map pin rarely tells you what the walk home will be like. Decide how you will actually use the home, then compare specific addresses on the same terms.
Alanya Municipality's published 2015–2019 strategic plan grouped Oba with its central service area and Mahmutlar and Kargıcak with its eastern service area. That is helpful geographic context, not a promise about journey times, prices or the character of an individual street.
Oba: test the central-area routine
Start with Oba if regular trips towards central Alanya matter to you. For each shortlisted home, map the journey from the building entrance to the places you expect to use: a supermarket, pharmacy, beach access and the centre. Then walk at least one of those routes. Record crossings, slopes, shade and whether the route feels comfortable with shopping bags or luggage.

Mahmutlar: compare more than one street
Mahmutlar is one of the municipality's eastern-area neighbourhoods. If you are considering it, ask for several exact addresses rather than a single representative viewing. Check the route to the places you would visit weekly and repeat it at a time when you would normally be out. A property that looks close to the sea on a map may still have a route you do not enjoy walking.
Compare the homes' layouts, outdoor space and building services alongside the location. If you expect to spend long periods away, ask how the building is managed and who can respond if something needs attention. Those answers are specific to the property and its management, not to Mahmutlar as a whole.
Kargıcak: test access at the actual property
Kargıcak also appears in the municipality's eastern service area. Here too, the exact address matters. If a shortlisted home is on higher ground, visit the approach in person and check the slope, parking and access without relying on listing photos. If it is near the coast, make the same door-to-door walk tests you would elsewhere. Neither setting is automatically the better holiday home; the right choice depends on your routine and mobility needs.
A fair comparison checklist
Use the same questions at every viewing:
- Daily routes: How long does the real walk take from the front door to groceries, a pharmacy and the beach? Are there difficult crossings or slopes?
- The home itself: Does the layout work when guests visit? Is there a lift if you need one? Check the light, ventilation and noise while you are inside.
- Building management: What is the current aidat (shared-site fee), what does it cover, and how are maintenance decisions made? Request the current figures for each building rather than using a neighbourhood estimate.
- Access when you are away: Who holds keys, receives deliveries and deals with urgent maintenance? Confirm the arrangement before relying on it.

Take notes immediately after each viewing. A simple comparison of three real addresses will tell you more than a claim that one whole neighbourhood is “best”.
